1) There is no “set” or “standard” commission you have to accept. Commissions are always negotiable as are most duties/scope of work an agent may agree to perform for you.
2) A buyer representation agreement is legally required (with defined compensation to the buyer’s agent) before any showings can take place.
3) I’m open to many types of commission structures to suit your circumstances and needs.
Some examples: I have a commission rebate available on new homes, I can accept strictly what’s offered through cash buyer programs, I can use a flat percent or dollar amount, I can use performance based structures with a low base amount and we split the value I bring to you, I’ve even setup a fee plus like structure to do project management on a land, mobile home, and site work combo.
I aim to align our goals and incentives and thus operate with flexibility. Simple is preferred, with added complexity being used if there’s an advantage to doing so. Realtor commission and compensation doesn’t have to feel like a black box; you have my commitment to be transparent with you.
