New Home Buyer Commission Rebate

Site Builds:

Site builds refer to when you pick the floorplan, lot, and customize the home which is then built for you. It is extremely rare to encounter a builder that negotiates with the structural price of a site build (sometimes you can get options credit but that can be limited as well). So, while your price will be the same with or without an agent, most builders have in their marketing budget an agent commission which is typically 3%.  This is your opportunity to benefit from their offer to agents!

For site builds, my commission is only 1%, meaning you get the rest! Often this can work out to 2% which on a $500K house, would be $10,000!

Move In Ready Homes:

Move-In Ready homes, also commonly referred to as inventory homes, are homes that are completed by the builder and now awaiting a buyer. These typically will have some room to negotiate and additional incentives from the builder. The bottom line is that builders have their capital tied up in these homes and are often barred by their lender from building more until they’re sold, plus they’re constantly losing money in carrying costs.

For inventory homes, my commission is 2%, and the rest is given back to you! While this may typically work out to a 1% rebate, inventory homes have the potential for much more. It’s quite common for homes that are sitting to include higher commissions and/or bonuses to Realtor’s in the hopes of getting them to sell. As an example, DR Horton in April 2024 advertised a 7% commission and reduced pricing on 25+ homes in the San Antonio area, some at $400K or more, which would be 5% back to you! With the rebate I offer you as your agent, now these lucrative offers are passed along to you making the homes more appealing to buy, not just more appealing to show. 

How Do I Offer This?

Commissions are always negotiable and it’s no different on a new build. The bottom line is that new builds are much easier from an agent perspective, with site builds being further simplified. Showings are all at the same location, plus, a team of people from the builder will be managing the project from start to finish. Therefore, I’m happy to pass along exclusive saving to you while still providing the same high-quality service and expertise.

Any Conditions?

Yes, a few that I want to be as transparent about as possible:

1) Your first contact and visit to a new home lot must be with and coordinated by me. This is a nearly universal requirement from builders in order for a Realtor to be commission eligible.

2) In not every instance will you be able to receive the full rebate due to lending regulations (such as interested party contribution caps), nor may it be in your best interest to do so. As your agent, I owe you a fiduciary duty to act in your best interest and this includes structuring contracts to maximize every incentive and rebate offered. However, if that’s not possible, what happens with excess rebate funds is negotiable (such as if you’re also selling your current home, reducing that commission) but at no point will they ever be paid out in cash (illegal).

3) These rebates as stated are only offered if you are solely and exclusively looking at new home communities. If resale homes are also being considered, normal commission discussions will apply (I offer traditional and performance-based structures similar to a rebate) and we’ll work something out together.
